Whether you are a bird dog with a smoking deal, a rehabber with too much on your plate or a wholesaler looking to unload your contract, we can buy that deal.


WHAT ARE WE LOOKING FOR?
We are looking for deals that still have meat on the bone. We don't care how much your profit (as a wholesaler) is, we won't negotiate on that. What we do need is for it to make sense to us as well. Fair enough?


We are looking for single family homes in the Metro West Boston area. More specifically, any house located in any town from Needham to Framingham and any surrounding/abutting town or neighborhood. (Click on the *pdf file to the left for a list of zip codes) After repair value (ARV) must be within 70%-90% of the median home price for that particular neighborhood. WHAT CONSTITUTES A DEAL?

We are ready to pay you up to 70% of after repair value (ARV) minus repairs. Our ARV is calculated by an average of at least 3 active comps, 3 under agreement and 3 sold. These comps must meet the 3 following criteria to qualify as a valid comp:

  1. Plus/minus 20% in size (SF living area)
  2. 1/2 mile from the subject property
  3. Sold or under agreement within the past 6 months

NOTE: If you cannot find enough comps within 1/2 mile, increase the radius from the subject property by 1/4 mile increments at a time unitl you find at least 3 comps per type.

Whatever spread you can negotiate under that is yours.


HOW DO WE DETERMINE AFTER REPAIR VALUE?

We have prepared an excel spreadsheet called our "deal analyzer" that helps you calculate the ARV and explains the steps to fill it out. Our deal analyzer will let you know if your property is a deal or not and how much we are ready to pay for it. It will also suggest how much you should get it under agreement for.
